Do the Housing Numbers Make You Dizzy?

Hi Folks,


   Hope you've had a great short week, and you're ready for the Feast !

   As we discussed on Monday, there were quite a bit of pivotal numbers coming out, and I wanted to take a look at them together with you. Whether this will aid in your digestion tomorrow will remain to be seen.

   New Residential Sales: October came in at 8.1% below September and 28.5% below October 2009, and compared to the same numbers released last month, which showed a 6.6 percent short term increase, but was also substantially below the previous year (21.5 percent decrease). What happened to another short-term increase? Where did that go?

   Existing-Home Sales: The figures for October came in 2.2% below September, and 25.9% below October 2009, reflecting, of course, the tax credit frenzy during that period of time.

   FHFA Quarterly Index: This purchase-only FHFA house price index showed a 1.6% drop from the 2nd Quarter to the 3rd Quarter, and a 3.2% drop from the same period in 2009. The biggest movers were the Mountain Division of the US, which was down 4%, while the New England Division rose 0.9%

   We still have a long way to go until we start seeing rock-solid numbers coming out with every new release, and it certainly will, as we cannot create more land, just more houses!

   As a final note, we will be doing a very informative piece on Friday, which will cover the topic of Bank REOs and Foreclosures, so be sure to tune-in (and digest).

Construction and Home Sales Down...Is the Sky Falling?

Hi Everyone,


   Thanks for the overwhelming response to our post on Monday, and by a landslide, you have told us that you want to hear more about Real Estate Investing and the hottest markets. We hear you and we listen to you. Later on this week, we will be doing a piece on this very subject. Thank you, and we hope you enjoy all of your HomeRun Homes/Lease2Buy.com goodies that you received for your input. Enjoy !

   We had some housing numbers come out on Monday and Tuesday. The first set of numbers, pertaining to construction spending, showed these numbers slightly above the revised May estimate, however, 7.9% below the June 2009 Estimate. It's a huge difference, and we are all seeing it happen (or "not" happen).

   Pending home sales were released yesterday, and these also came down as well (in comparison with the Spring when the tax credit was applicable for home buyers).

   With all of these gloomy numbers, there are some gems out there. As mentioned earlier, we will discuss these real estate investing markets in our next post.

   The sky is not falling. Don't feed into that hype or it will take longer to recover. Keep your head up and keep your mind in the game.

Grandma's Lesson, HR 5623, and More...

Hi Everyone,

Happy last day of June to all of you! I cannot believe that we are turning the page into July. Time truly flies !

I wanted to share a funny story with you from my younger years (way, way back!), when I was a big collector of baseball cards. Everyone knew that I loved collecting baseball cards. One day, my grandmother knew that I was looking for a Pete Rose rookie card, which I knew as quite a pricey item. She went to her local hobby shop, and they had the card, so she kindly asked for the price, and they said two fifty. Not wanting to make the purchase without having me checking the card first, she called me up and I was on my bicycle to her house within minutes. Once we got to the store, I saw that it was definitely the card I wanted. My grandma dug deep inside her little purse, and she pulled out two dollars and fifty cents. The guy behind the counter looked at her like she was crazy, and said, "Sorry, two fifty means two hundred and fifty dollars". After giving my grandma adequate cold water to snap her back to reality from the "sticker shock", I came to realize a very valuable lesson: "In Writing".

I just cannot say this enough. I referred to it a while back (Mortgage Horror Story Blog Post), when I had to re-learn that lesson the hard way. May you all learn from this so that it may never cause you heartache and problems.

On another front, some good news came across the wires yesterday, which basically stated that the House OK'd the extension of tax credit closing deadline. This Bill, the "HR 5623", would give people some breathing room, should the Senate pass it when they vote on it. Per the Inman News Website, there are approximately 200,000 people who were under contract by the tax credit expiration of 4/30, but they will miss the closing deadline, which was today.

On the website front, we had our Rent to Own Home Blog posts streaming on our home page. however, there were some errors coming up from the Content Aggregation service, so we have removed it for now. As always, you can read, follow, and interact on our Blog right here !

33% Drop in Sales? Where do we Stand?

Hi Everyone,

Welcome back. We hope that you stayed cool this past weekend, because at least for us here on the East Coast, the humidity has been searingly painful. However, there are people who adore this weather, which shows that we are all unique in our likes and dislikes.

We had a whirlwind week here last week, with some fantastic publicity regarding Rent to Own Homes, along with a lot of work we have been doing on the website infrastructure (including making the website resolve even quicker on your screen).

Looking back to last week, in retrospect, we saw some numbers come out that were a little bit of a shock. By now, most of you already heard that new home sales (new single family homes) plunged about 33 percent from April to May. The tax credit incentive for purchasing homes ended April 30th, so that is a major contributing factor, but are we really shaping up yet? Are the fundamentals of the economy that strong yet to tout a recovery? Yes, there are definitely some promising areas in the country in terms of economic and housing recovery, but there are a lot more regions that are in trouble. Is it that a lot of the incentives are not as far-reaching as anticipated? Or just that it will take more time? On that note, we can only assume that "time will tell", as the old cliche says.

Now, there are some more numbers coming out tomorrow (S&P/Case-Shiller Home Price Indices), but these have a 2-month lag, so I really am interested in seeing their next release (the next one after this release). Let's all keep an eye on them together, as it effects each and every one of us.

Advice for the moment: Keep your focus on the Rent to Own Home that you are either looking to buy or looking to sell. Stay tuned to us for new information, announcements, and contests. We will try to be your liaison and will try to provide you with updates whenever we have them.

Tax Credit Extensions and a Cool Contest...


Hello and Welcome to Friday !

A lot of emphasis is placed on looking at the National stage and spotlight for the latest housing trends and news, but I think that it is also important to look at your local area and see what news is being generated. That being said, it might be that your local market is an exception to the rule vs being an actual microcosm of the true market.

With that statement out of the way, we have a great local paper that I review quite often, called the Long Island Business News (thus, my sermon about checking out your local markets). They just ran an article, titled, "Senate passes tax credit extension", and this was about the extension of the closing date for those purchasing homes under the tax credit. The date was changed from June 30th to September 30th, which gives lenders what they referred to as, "breathing room". One of the attorneys that they interviewed for this article mentioned that he has all of his deals ready to close by the 30th. This is the the case with most of the attorneys we have been speaking with, some of which are listed in our Home Services Section.

Well, the wind up here is this: Thank you, Washington ! Nothing like going down to the wire. But breathing room is good.

May Residential Construction Numbers - Friend or Foe?


Hi Everyone,

Another Friday is upon us, and we are thankful for another very busy week. As a rule, I try to look back at each week to see what I am thankful for. Let me tell you - some weeks it is tough to find anything, aside from being thankful for my family! However, this past week, we not only received some fantastic media coverage (http://www.familygoesstrong.com/making-rent-own-real-estate-deals-work), but we also had a few other interviews for popular financial and real estate websites that are on the pipeline to be published as well. Additionally, we received some good karma (priceless), by hearing some very kind comments from people who have used our website. Karma, that's what it's really all about !

OK, now on to the Real Estate market, our ailing friend ! The New Residential construction numbers will be released this week (on June 16th), and most importantly, these numbers will reflect the post-tax credit market, since they cover May 2010 (the tax credit ended on April 30th 2010). I, personally, am very curious to see these numbers, and I know a lot of real estate investors, economists, and builders, who are also interested in this. This could have a significant impact on the market. Could the numbers have dropped? Sure they could have...the major incentive expired...but the market has most probably discounted this information into the mix already. If the numbers pop upwards, that could have a dramatic effect on the market, and potentially, the Rent to Own Market, as well. Ambivalent Housing Market, Secrets of Rent to Own, etc...

Hi Everyone,

I hope you are having a great week. We are already half-way through, and chugging along towards the long Holiday weekend !

Today, I wanted to return to the ambivalent topic of the housing market, and I wanted to cite two very interesting pieces. The first article is about the rise in New Home Sales in April. This is very interesting, but as we know, the tax credit expired on April 30th, and to see if the mad rush to buy new homes continued after that date, I want to see the numbers for May ! Am I never satisfied? Well, that brings us to the second article, which says, "After increasing last summer, U.S. home prices are drifting lower again". "Clashing, Contradictory, Uncertain, Undecided"? These are all synonyms from Thesaurus.com that describe this ambivalent condition. One would have to argue that as the old cliche dictates, "only time will tell".

On the Website side of things, we have been working hard to get our site to render/appear well on your IPhone, Droid, etc. We will be entering the mobile testing phase in the next few weeks and will post our results for some of the most common mobile devices after that time.

Confusing Housing Market, Residential Sales, Prices, Mobile Devices...

Hi Everyone,

We have all made it through another exciting week, with traffic to our website up another 10% from last week, and Ad-responses have been gaining further momentum. This is great news for anyone who has an Ad on our website.

Well, if you've kept an eye on the news this week, you know that there have been several mixed signals from the market and the housing sector. We have heard that mortgage delinquencies were still happening at a rapid clip through the end of March, loan demands/requests from people looking to buy homes are at a 13-Year Low, and for the people who did seek Obama's Loan Modification HAMP program, an astonishing amount of them had their trial mortgages canceled...yes, you heard me right...canceled. True, there is a lot of uncertainty now, due to the expiration of the homebuyer tax credit (which expired on 4/30). This past week, an article on CNN was aptly named, "Housing market diagnosis: Bipolar".

OK, so doom and gloom. Is there a bright side? Of course there is. There are still options for homeowners who cannot find a loan the conventional way. The possibility always exists for you to negotiate a Rent to Own with a homeowner. Ask them. Inform them of how it works, and get your attorneys involved. Homeowners, please take note as well. If you're trying to sell your home, you might be going through potential buyers faster than a termite goes through wood. One after the other drops off since they cannot get a bank loan. Be creative and look into Rent to Own.

A look ahead to the economic news for next week shows us some very important numbers coming out: Existing-Home Sales. S&P/Case-Shiller Home Price Indices, FHFA Quarterly House Price Index, and New Residential Sales. These numbers should set the tone for the summer months, and they are worth watching.

Looking ahead for our website, we will be working on "mobile-enabling" our site for the most popular mobile devices now, like the IPhone, Android, etc, and we'll keep you posted on how this is going. We have seen a significant increase in traffic to our site from Mobile Devices, and we want to capitalize on every potential buyer and seller...any one of them can be "the one" who can Rent to Own your home !!

Silly Real Estate Sayings, Huge Traffic, Featured Ads...

Happy Monday to Everyone,

A taste of fall is in the air here on the East Coast, but as we all know...not for long!

We have a very exciting week ahead, as many of you who already have Ads on our website can imagine. We have had a humongous surge in traffic on the website over the past few days, and a lot of you have been deluged with responses to your Ads.

Please always respond to them as quickly as possible to show them you are serious, and that you want to rent to own your home or find a rent to own home fast ! With the end of the FHA Tax Credit, people are realizing the benefits of rent to own more and more each day.

Website tip of the week: With all of this huge additional traffic, this could be a great time to put your Ad on top of the State page where you have the Ad, so these visitors see you before anyone else! (We described this feature in detail in the following blog post: http://www.blogging.lease2buy.com/2010/04/lease2buycom-updates-featured-free.html

One of our customers suggested this to us over the weekend: "Get more Sellers selling lower priced properties.". The short answer is that we can't control the values of the properties that are posted on our site. Now, that being said, price is relative, and by that, I mean that a price that is high for one potential buyer might be just right for another. A quick glance through our site will show prices on the very low end numerically, on up to a few mega-mansions with high-end numbers. It's all a matter of taste and preference. A seller of a "low-priced property" may be in just as much of a need to sell their property as a seller with a "high-priced property". Again, "relative" sums it up.

Some food for thought on a very interesting article on Yahoo Finance, titled, "4 Biggest Lies in Real Estate". To summarize, they listed them as: Phony Photos and Videos, Valuations Lacking Value, Mortgage Rates You Can't Get, and Unreal Property Descriptions, plus, they also tossed in a "Euphemism Alert".

The interesting thing about the Euphemism alert is that all of you have probably read these types of Ad descriptions, for example, "Handyman's Special" (you have to gut the whole property first), and "Great View" (you'll break your neck twisting your head out the window to see the water). Some of these just go with the territory, and the old rule of "Caveat Emptor", or Buyer Beware, applies here.

Either way, this makes a great educational read for those of you on either side of the table, as a buyer or a seller.

Troubled Cities, Creative Real Estate, FHA Tax Credit, and more

Happy Monday to Everyone,

We hope you had a great weekend, and were successful in wherever your ventures took you, whether it was looking for a home, selling a home, or just enjoying some time with your family. On a personal note, we spent the weekend with our toddler going from Chuckie Cheese to a few of those inflatable bouncy places. I've had enough pizza and gummy bears to last me a lifetime !

I came across an interesting story that I wanted to share, and it is worth taking a look at. It's titled, "10 Cities Facing a Double Whammy of Default Risks", and it lists cities which are not only in the throes of major home value declines, but also have other dominating economic issues as well. For example, the top city on the list was Las Vegas, and the article cites speculation and wild loan-types as the contributor to the decline in housing prices, construction, and jobs in the Metro area. The other cities listed are Merced (California), El Centro (California), Port St. Lucie (Florida), Fort Myers (Florida), Bend (Oregon), Ocala (Florida), Detroit (Michigan), Rockford (Illinois), and Toledo (Ohio). Although they are all different cities, some of the issues read like a script. This is an important read if you live in these metro areas, or if you are considering a move there. On the flip side, if you are an investor the specializes in rent to own or creative real estate deals, you might have a ground-floor opportunity in helping to revive these areas !
