With China threatening to surpass US economy, I am pretty sure that there will be an apartment and condominium boom in the next few years. While some the richer buyers have the power to purchase their own apartments, I believe that middle-income families can choose the rent-to-own option.

tight credit will be an issue for sometime I am afraid to say. I think as long as the gov't keeps wanting to jack around with the banks and the banks afraid to lend as it may hurt their stock price. We are going to be in this world of hurt. Still I think there are some issues with homes being overpriced, bad marketing and so on.

New Homes vs Pre-owned Homes- As a long-time real estate investor, I much prefer established neighborhoods over brand new. With a new neighborhood, you really don't know what your neighborhood will look like. Could be a scary situation! Also, with prices so low, I worry about the quality of construction . With an established neighborhood, any construction litigation defects could have already surfaced.

Do NOT sell by owner. There are too many things you do not know if you are not in the real estate industry. You could lose money or your home could sit on the market for years.

Another - Do NOT forget to stage your home - Staging your home so the potential buyer can see what the home would like with thier belongings will help sell the home.

Another - Do NOT have too much furniture in the home or a cluttered room or closet. Remove as much as you can so potential buyers can envision living in the home.

Do NOT smoke in the home while you are trying to sell - go outside. Use candles or purchase proper cleaning agents to rid the home of the smoke smell.

I truly agree with you,

I would love to have a automated system to run my values. There are to many appraisers marketing up these homes, even now after the house bubble. I understand that these folks are trying to get the best value for that subject home as well as help out the future or current homeowner. But, when we still have foreclosures hitting the market, homes sitting for vast amount of time, appraisers comparing proprieties miles away from the subject home and not to mention unethical investors coming from different parts from the country and paying appraiser "hush money" to give them a better number. Its very hard to trust any appraiser unless they have credentials and reference. Just my two cents

Hey Guys,

I wanted to make a comment on raising private money. !st - great blog and really good post. My company has raised private money for the past two years to fund our deals and while it's not necessarily easy, it is doable. We have a current list of clients who buy investment property in Memphis and those same clients were looking for other ways to be in the real estate game without as much long-term exposure. We offered them a way to lend short term with good returns. If you have a list of clients that you are already serving, that would be a good place to start depending o how much capitol you needed to deploy. We raised $3.9 million from a group of 17 investors.

It's an interesting point, as there are many homes up for sale for quite some time. The ones that appear decrepit almost always receive a coat of red paint on the front door, and then the "For Sale" sign disappears after a few weeks. Sold? Coincidence?

Great post. Adding the splash of color is so very true. My boyfriend painted his front door red and I added the flowers. When we heard feedback, "nice entry" was always mentioned.
