Real Estate Can Make You Do Crazy Things

Hi Folks,
   Hope you're having a great week.

   It's nothing new to any of you reading this that Real Estate is a great way to make a lot of money, if done right with a cooperating market. However, there is also an under-current of those that use fraud, manipulation, and other schemes to scrape funds from people with blatant disregard for the law.

   For example, there were 4 such incidents that popped up in the news this past week, one involving a Real Estate Broker, one involving an Internet Scam, another involving some Real Estate Investors, and yet another one overseas, just to show how far-reaching this issue goes.

   To be specific, a Real Estate Broker in Phoenix was convicted for evading over $3 Million in taxes from land sales and broker commissions, while some guy sold property in Alabama...property he didn't own and never gave up the Title for once he was paid! The story involving the Real Estate Investors was related to fraud and bid-rigging at Public Real Estate Foreclosure Auctions in California. The overseas one that I referred to above was in New Zealand, where a real estate salesman misled a buyer and failed to pass on an offer made by another buyer.

   I'm going to assume that overall, people are "good", however, with the markets the way they are right now, there are a lot of desperate folks out there, and a lot of people waiting to pounce on them like prey. Of course, everyone is innocent until proven guilty, but the sheer spike in these stories tells me that this is a trend that will continue in tandem with the market woes.

   The lesson here: Caveat Emptor, or "Buyer Beware". Do you have any similar stories to share with our readers?

5 Steps to Achieving Your Real Estate Investing Goals

Hi All,

   Hope you're having a great week, thus far.

   Today's Blog post will be "short and sweet, and something you can re-tweet". Well, sorry about that rhyme, but this post will be looked at in one of two ways, depending on the reader...as an informative post, or as something you may look at as common knowledge.

5 Steps to Achieving Your Real Estate Investing Goals

1. Know Your Niche: If you're focusing on a neighborhood or a town, know everything about it. Population, cancer rates, taxes for homes and business, etc. The more you know, the more you will use during negotiations.

2. Contractors are Your friends: The contractors, landscapers, and all other Home Service Professionals (HSPs) can be valuable, since they also know their niche, and you can use their services for renovations and/or upkeep, as well as feed off their knowledge of the area, as well.

3. Reading is Fundamental: Read everything on real estate investing that you can find. You can never learn "too much". It all comes into play during research, negotiations, and making offers. Suggested reading: The E-Book titled, "Will it Work in My Town?" , and the E-Book titled, "Secrets of Rent to Own", and many others from other reputable companies.

4. Partner Up: Make friends with your local Realtors. They always have their finger on the pulse of the local market, since it is their livelihood. They can be invaluable members on your Real Estate Investing "SWAT" team.

5. Attend and Make a Friend: Make sure you check with your local real estate investing club or REIA about the time and date of their next meeting. Once there, you can listen to the speakers (you might even hear ME speaking there ), and make friends with other investors, Realtors, and HSPs in your niche area.

Rent vs. Buy, Rent to Own, and Eight-Years Strong...

Good Morning Everyone,

It's Wednesday, and we are half-way there !

Quite often, when a prospective buyer or a seller is evaluating whether they should Rent, Buy, or Rent to Own, they need to gather all of the applicable numbers and "crunch" them. If they start out by looking into Renting, they need to tally up the monthly payments, fees, insurance, and any applicable rate increases.

Likewise, for the possibility of buying a home, they have to take into account pricing, down payment, loan amount, interest rate, term, insurance, taxes, maintenance, and potential appreciation. On top of all of this, they need to figure it out over multiple different lengths of time, tax brackets, tax implications, as well as inflation rates. It can be daunting. There is quite a handy little tool over at Trulia, called the "Rent vs. Buy" Calculator, and this free automated program spits out some pretty helpful results. Head on over there and take a look at it today !

Now, based on the results that you come up with, you might lean towards renting a home (or renting out your home), buying a home (or selling your home), or you might chose the hybrid, which is Rent to Own. Whatever you decide, this tool will save you time and help you make your decision.
