A Closer Look at Expensive Luxury Rentals in NYC

Hi Folks,

Good Morning to you all !

We were just featured in a great article in AMNY, titled, "NYC's wealthy, leery of buying, embrace super-pricey rentals", which was authored by Graham Wood & Sheila Anne Feeney.

The article discusses, as the title suggests, the uber-pricey rentals in New York City.

Here are the specific quotes mentioning our website:

Robert Eisenstein of HomeRun Homes, an online rent-to-own service that homeowners use to list their properties for rent when they can’t sell, said interest in the site “has spiked as people realize they need to rent to own or face the alternative of sitting and waiting it out while still making payments.” Many tenants sign 12- to 36-month leases before buying the property, he said.

“This sector of the market has been filing up fast,” Eisenstein said

      AND...

Who's renting $50,000 pads?
People who want a taste of the shi shi lifestyle before they decide to make a more permanent investment will rent luxury properties for a period of time before buying, Eisenstein said.

Head on over to the link (http://www.amny.com/urbanite-1.812039/nyc-s-wealthy-leery-of-buying-embrace-super-pricey-rentals-1.2871475) so you can read the full story on this very interesting topic.

Have a Great Week, and Happy Rent-to-Owning !

Our Radio Interview on Rent to Own Homes, Part 1 of 2

Good Morning Everyone,

Glad to have you back here with us, and we hope you had a great weekend !

Today, we'd like to present to you a Radio interview (MP3 attached) in which I was honored to participate in and provide some information from HomeRun Homes/Lease2Buy.com.

The radio program is the "Unlock Your Wealth Radio Program" (hosted by Heather Wagenhals), and this particular segment was dedicated to Rent to Own Homes/Lease Purchase Homes. During the interview, we covered different areas and markets around the country, as well as some of the mechanics of the Rent to Own process.

Since the entire interview spans close to half an hour, we have split it into two parts, and attached Part 1 of 2, with Part 2 coming on Wednesday. Enjoy !

Have a Great Day, and Happy Rent-to-Owning !!

Rent vs. Buy, Rent to Own, and Eight-Years Strong...

Good Morning Everyone,

It's Wednesday, and we are half-way there !

Quite often, when a prospective buyer or a seller is evaluating whether they should Rent, Buy, or Rent to Own, they need to gather all of the applicable numbers and "crunch" them. If they start out by looking into Renting, they need to tally up the monthly payments, fees, insurance, and any applicable rate increases.

Likewise, for the possibility of buying a home, they have to take into account pricing, down payment, loan amount, interest rate, term, insurance, taxes, maintenance, and potential appreciation. On top of all of this, they need to figure it out over multiple different lengths of time, tax brackets, tax implications, as well as inflation rates. It can be daunting. There is quite a handy little tool over at Trulia, called the "Rent vs. Buy" Calculator, and this free automated program spits out some pretty helpful results. Head on over there and take a look at it today !

Now, based on the results that you come up with, you might lean towards renting a home (or renting out your home), buying a home (or selling your home), or you might chose the hybrid, which is Rent to Own. Whatever you decide, this tool will save you time and help you make your decision.

Since we are on the topic of Rent to Own, and receiving help in the decision-making process, be sure to check out this great article, titled, "Making Rent-to-Own Real Estate Deals Work", by Susan Kuchinskas at FamilyGoesStrong.com. This was a multi-part series of articles on Rent to Own & Lease Options, and this last article discusses some good tips and information.

We were honored to be included in this article as a long-standing resource for Rent to Own Home Listings (They referred to us as , "an eight-year-old online marketplace for rent-to-own deals"). This is an accolade that we are very proud of. We have been around for a long time, and we plan on being around as long as people need a roof over their heads !

Have a Great Week, and Happy Rent-to-Owning !

Making Rent-to-Own Real Estate Deals Work...

Hi All,

This is an addendum to our earlier Blog Post, since we have just been provided with some fantastic media coverage in an article titled, "Making Rent-to-Own Real Estate Deals Work".

The excerpt that we are included in reads as follows:

"If you want to take a look at some of the deals on offer, go to Homerun Homes (www.Lease2Buy.com), an eight-year-old online marketplace for rent-to-own deals. Browsing its listings turns up some great offers, as well as some wildly unrealistic ones in which prospective buyers want below-market rents with no money down."

Site Design, Social Media, & Housing

Hi Everyone,
Just wanted to thank you for being regular readers on our blog, and also, repeat visitors to our website (www.Lease2Buy.com).

A few notes on our website, as we have continued to re-design quite a few key pages and remove some fluffy text. Additionally, we will be adding newer features to get your Ads out in front of more (even more!) potential buyers or sellers, so please keep checking the site regularly for these changes and additions.

On the advertising front, we have continued working with some solid companies in terms of expanding our Social Media presence, and you can check a few our profiles here:
Facebook (Click Here)
Twitter (Click Here)

We are also listed on every major social media site, and we are developing our profiles on them substantially, as well.

On the economic front, New Residential Sales were released last week, and the numbers dipped 2.2% from January...but 13% from Feb 2009. These are some very telling numbers, and this tells us we are not out of the woods yet.

Continue to keep all creative buying or selling options open.

Thanks, and Happy Rent-to-Owning.

An Eventful Week !

It's been quite an eventful week here at HomeRun Homes
We have been working with a sampling of some of our customers/visitors, and we began a massive re-design of our home page, code-named "Word-Slim" ! Why that name? Mainly, since every visitor commented how wordy the home page is, and we listen to our visitors, one and all. Your experience on our site should be Rent to Own Homes...not having to read through clutter to get what you need. Please see our changes Here, and feel free to comment.

The week ahead, we'll be working on a more robust contact system, some more Social Media penetration, and since we are on the topic of Social Media, please check out our Facebook Fan Page Here, and show us some "Facebook Love" by becoming a Fan of the page.
Similarly, you can follow us on Twitter Here

Side Note: Existing Home Sales are coming out on Tuesday 3/23 - the name says it all....keep your ears open for some progress.

Lot's of exciting things happening - which means more traffic to your Ads on our site, which means finding or selling a Rent to Own Home even faster...which is why we exist !!

Have a great day, and Happy Rent-to-Owning !
